After a lot of searching, I have finally found out the formula, the immigration department case officers use, to calculate whether a student has studied for two years or not.
Here is the formula.
T=L X C/U , where:
T= Duration for which the student studied the course
L= length of course on CRICOS
C = number of units completed by student, excluding exemptions
U = number of units which would be necessary to complete the studies
Hope this helps all those who are not clear about the two year study rule.

BTW If I do a one year Graduate Diploma and then continue the next year into MSc(Where I'll get Exemptions of one year,due to the completion of Grad Dip)Will that two years be calculated as two years??
So it is like this,
1st year(Grad Dip)+2nd year(MSc)=2 years???

Just put in the values and see what is the total
T= [ L X C/U ] + [ L X C/U ]
What ever the total is would be the amount of time you have studied.
Make sure you use the same units when making the calculation.
Use weeks instead of years.

I did a 3 year Bachelors course and for some stupid reason, didn't apply for permanent residency and came back to my home country.
Now that I have changed my mind, if I go back to do a one year Masters course, will that satisfy the two year rule?

Yes, if you do a one year diploma which is
1. Closely related to your earlier degree
AND
2. Closely related to the profession you chose on the SOL
Then, yes you fulfill the two year requirement.

I am going for a 1.5 year duration course in IT at Univ of Melbourne. If I take another 6 month diploma after completing the 1.5 yr course, will that be ok for the 2 year rule ??
Will all 6 month diploma course do the needful or are they selected few?

Yes a 6 months diploma will do the trick. However most diplomas are of one year. Not 6 months.

I finished my Bachelor of Applied Finance and want to take 1.5 years Master of Accounting continuously after bachelor.
is this 2 degree closely related and can I apply for TR or PR ?

Its quite hard for me to answer the question.
I would suggest you seek advice from a experienced migration agent.
From the looks of it, yes it is closely related. But does the immigration department also think the same way? You better confirm.
